After the merger of Forbuoys and Martins the Newsagents chain, the company was left with a surplus Head Office building in Woking dating from the early 1980s. Apart from two minor sub-lets the building was standing empty and required substantial updating.

Due to the stretched resources at TM Retail Property Arm, based in Brentwood Essex, (which was concentrating on the retail portfolio) Gifford Grant was appointed to assemble a professional team and carry out a targeted refurbishment aimed at upgrading the building to modern standards, including the installation of new air conditioning and ventilation, upgraded toilets and fully refurbished office floors in the Northern half of the building.
During earlier minor upgrading work Gifford Grant had identified the opportunity to install new ceilings at a higher level and consequently leave room to install a raised floor - enhancing the lettable value and raising the profile of the building in the eyes of commercial agents.
During the refurbishment two tenants were signed, and their fitting-out requirements incorporated concurrently with the landlord's refurbishment works, bringing forward their occupation dates. One of the tenants, a seismic data processing company, had extensive additional cooling requirements for a bespoke computer room which was designed and incorporated within the overall time-scale.
Phase II of the refurbishment will involve the complete remodelling of the Western Entrance which is within a few hundred yards of Woking mainline station.
