CALA Homes South - Office Refurbishment and Fit Out - Staines, Middlesex

CALA Homes South occupied Burgan House in Staines before being put on notice that the site was to be redeveloped. The search commenced to find the company a new headquarters. After one or two false starts, the perfect building was found, offering not only new offices but the opportunity for CALA to occupy its own building set in landscaped grounds with ample parking.

CALA House, as it would become, was in need of a complete building refurbishment before it could be occupied. Having considered a number of fit out companies from London and the South, Gifford Grant was selected as the design and build contractor for the project.

After extensive design and space planning, budgets were agreed and work commenced. Both floors were gutted, the ceilings, flooring, partitions, kitchens and WCs were stripped out. Once back in shell state, the office fit out could begin. The first floor, predominantly open plan for land, commercial, sales and technical departments, customer services and administration staff also needed space. Offices were formed using Komfort double glazed partitions with integral blinds for the MD, Sales Director, Commercial Director and Construction Director. A meeting room was created for the land and planning team, along with a staff break out area and print/comms room. The ground floor houses a further staff break out area, boardroom, large meeting room, post room, archive store and a large sub-let area.

A new air conditioning system was installed throughout the building to replace the former R22 refrigerant system, providing heating and cooling with a separate stand alone system in the comms room. New LG7 lighting systems to the office areas are complimented by feature lights in common areas. All of the M&E provides the most sustainable and efficient equipment on the market. New flooring was selected with loop pile carpet contrasting with cut pile carpet and walk over feature lights to create interest in the open plan area. Karndean French Oak timber effect vinyl makes a statement in the entrance and reception, and complements the new solid oak stairs. New power and data infrastructures have been designed and installed, comprising of an Elektrak under floor bus bar system and CAT 5E structured cabling. AV networks have also been installed in the boardroom and meeting rooms with a wifi network serving the whole building. WC improvements were essential and new sanitary ware from Villaroy and Bosch and tiles from Porcelenosa give a clean classy look to these areas and to the new shower.

CALA House is now a striking landmark on The Causeway, Staines, Middlesex and is the perfect home for a national house builder.
